A sagging floor is a symptom. The cause is one of five things

Epp Foundation Repair has handled framing repair for sagging floors across Nebraska, Iowa, Kansas, and Missouri since 1994. The lesson from thirty-plus years and several thousand sagging-floor jobs: the floor itself is almost never the problem. The floor is the visible symptom. The cause is one of five structural failures below it, and the fix is wrong if it doesn't match the cause. Cause one is joist sag. Joists undersized for the span (the classic 2x8 at 16-inch on-center spanning 14 feet in 1950 to 1970s Nebraska and Iowa construction) or joists with localized rot at the sill-contact end. Cause two is beam sag. A built-up dimensional beam or steel I-beam that's undersized, rotted at the post contact, or has lost a support post. Cause three is post settlement. A wood or concrete support post sitting on a footing that's settled into wet Midwestern clay, dropping the beam with it. Cause four is foundation movement. Perimeter bearing walls dropping or rotating, taking the joist ends with them. Cause five is over-load. A kitchen island, gun safe, hot tub, or partition wall added above the floor without structural review, deflecting the joists below.

The laser-level survey is the diagnostic step that prevents misdiagnosis

Epp Foundation Repair runs a laser-level survey of the floor on every sagging-floor call before quoting any structural scope. A fixed price added to the estimate, refunded against the repair if Epp does the work. The crew sets a rotating laser at a stable elevation and shoots floor heights on a grid (typically every 4 feet) across the affected area. The elevation map distinguishes the cause: a localized dip in one joist bay points to joist failure below the floor; a broad dip spanning multiple bays toward a single point points to post settlement; a linear dip along one wall points to foundation movement at the perimeter; a sag along the centerline of the house points to beam failure. The map also identifies the lowest point, which becomes the lift target during repair. ## The repair matches the cause, not the symptom

For foundation movement, the repair is exterior or interior foundation underpinning at the failed perimeter section. That's a separate scope quoted from the foundation-repair silo. For over-load, the repair is supplemental sistering plus a permanent mid-span jack and education on what loads the floor can handle.

CH 03

Why settled support posts are common in older NE and IA homes

Nebraska and Iowa homes built before 1985 frequently have basement or crawl-space support posts that consist of a wood 4x4 or 6x6 sitting directly on a small unreinforced concrete pad poured into the dirt floor. The pad is typically 24x24 inches by 6 inches thick. Adequate for the load on dense soil but undersized for wet expansive clay. Over thirty to fifty years the pad settles, sometimes uniformly (the beam drops level), sometimes unevenly (the beam tilts). The fix is a helical pier driven through the pad to competent soil 7 to 15 feet below, then a new steel post (or sometimes a re-shimmed wood post) installed on top of the pier head. This single repair restores the beam to original elevation and stops further settlement, and it's why Epp installs helical piers under wood support posts on roughly half of all sagging-floor jobs in the Lincoln, Omaha, Grand Island metros.

Honest scope. What Epp does and what we don't

Epp Foundation Repair does the structural lift, sister, jack, post replacement, beam reinforcement, and helical pier work. Epp also does the laser-level survey and the structural file documentation. Epp does not do finish carpentry: leveling the subfloor after the structural lift (small dips often remain after the beam is restored to elevation), refinishing hardwood that cracked from years of sag, drywall and trim repair where ceilings or walls were opened for access. Epp does not re-route HVAC ducts, plumbing, or electrical disturbed by the access work; those trades coordinate. Epp does not treat pest damage to wood. Licensed pest control handles that scope. Epp does not lift a settled perimeter foundation wall under this scope; that's foundation underpinning, quoted separately.

When sagging-floor repair is the wrong scope

Don't repair a sagging floor without a laser-level survey. Too many repairs chase the wrong cause. Don't repair joists when the actual failure is a settled support post. The joists are fine and the new sister work fails again. Don't replace a beam when the actual failure is post settlement. The new beam will sag the same way within a decade. Don't sister joists in a wet crawl space without addressing the moisture source. The new wood follows the old rotted-joist failure within five to ten years. And don't lift a sagging floor faster than 1/16 inch per day if the floor above is finished. The lift cracks drywall, trim, and tile if the rate is too aggressive.

Regional Context

Why floor framing in older Nebraska and Iowa homes fails predictably

Most 1950s to 1970s homes across our service region were built with 2x8 joists at 16-inch centers spanning 14 feet, which is at the edge of code even when new. Combined with chronic-wet crawl spaces that rot sill plates and joist ends, the framing under older homes here fails predictably. Repair starts with cause diagnosis: settled support, rotted bearing, or undersized member.

Loess soils and the crack patterns they produce

Most of eastern Nebraska and western Iowa sits on wind-deposited loess, a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts, pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.

The Marshall and Sharpsburg loess series, dominant across the eastern Nebraska service area, are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.

Frost depth, freeze-thaw cycles, and horizontal cracking

Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.

In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode. Consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.

Don't lift a finished floor faster than 1/16 inch per day; aggressive lifts crack drywall, trim, plumbing rough-ins, and tile. Don't expect a 50-year sag to be lifted to perfectly level. Target is within 1/4 inch of original elevation to balance restoration against secondary damage.
