Ask about the warranty that applies to your project. Coverage assumes the patched area isn't subjected to abuse outside normal residential service, and that the underlying substrate stays stable.

Salt damage and spalling don't self-limit. They propagate. Water and de-icing chloride enter the damaged area, freeze inside the pores, and pry off the next layer of concrete every winter. A 6-inch spall at the front stoop today is typically a 14-inch spall in two winters and a partial replacement in four. In NE/IA winters with 50+ freeze-thaw cycles each season, the propagation rate is faster than most homeowners expect.

Patching is correct when damage is localized. Under roughly 30% of the slab surface, and the underlying substrate is structurally sound. Replacement is correct when more than 30% is damaged, when cracking patterns indicate the slab base is compromised (heaving, multiple corner-to-corner cracks), or when the slab is already past 30 to 40 years of service life and patching just defers the inevitable. Structurally, yes. The patch will bond and carry load. Cosmetically, no. Epp's patches blend with gray broom-finish concrete, but they won't match a stamped pattern or integral color exactly. On decorative slabs with structural damage, Epp will install the structural patch (so the slab stays safe and water-tight), then refer to a decorative concrete contractor for pattern and color matching if cosmetic restoration is the priority. Most homeowners accept the gray patch on side and back areas; for front entries and visible patios, the decorative referral is the right call.

Concrete patch materials have very different properties. Portland cement-based mortar bonds well to existing concrete and matches its thermal expansion. The right choice for structural patches over 1 inch thick. Polymer-modified mortar bonds to thinner sections, cures faster, and resists chloride better. The right choice for salt-damaged surface repair. Epoxy mortar is several times stronger than concrete and bonds to almost anything. Required for hardware-mount anchoring (handrails, bollards) and oil-exposed garage floors. Using cement mortar where epoxy is needed, or vice versa, is the most common cause of patch failure on contractor work we get called to redo.
