What deck joist repair actually involves

Why Midwest deck joists fail

Dave Epp has assessed enough Nebraska and Iowa decks across more than two decades to know exactly where the rot will be before he probes. The ledger-to-house connection is the first failure point, particularly on decks built in the 1990s and early 2000s when flashing details were not yet code-driven. Water gets behind the ledger, sits against the band joist of the house, and rots both the ledger and the first 6 to 8 inches of every joist hanging from it. The joist-hanger contact is the second failure point. Galvanized hangers from 30 years ago corrode where they hold moisture against the wood, and the corrosion accelerates rot at the contact face. The ground-contact joist end at the support posts is the third failure point, particularly on decks where the joist extends below the post cap and the end-grain sits in standing water during snowmelt. 50-plus freeze-thaw cycles a year accelerate every one of those failure modes. Water that sits in a hanger pocket in October freezes in January, expands the corroded steel, and pries the wood fiber apart. Repeat for 30 years.

CH 03

What Epp does, and what Epp doesn't do

Epp Foundation Repair handles the joist work and the hardware. That includes probing for rot, sistering rotted joists with new pressure-treated lumber, replacing entirely failed joists, swapping corroded hangers for new stainless or hot-dipped galvanized Simpson hangers, and re-fastening with exterior-rated structural screws. Epp does not replace deck surface boards (decking, railings, stair treads). That is a deck-builder scope, separately priced. Epp does not redo the ledger-board attachment to the house. The ledger is the primary structural connection between the deck and the house, and if the ledger is failed, the entire deck-to-house connection has to be re-engineered with proper flashing, structural ledger screws or through-bolts, and lateral-load connectors per current code. That is a deck-builder scope or a structural engineer scope, not an Epp scope. Epp does not repair stair stringers. That work belongs to a finish or deck carpenter.

CH 04

When deck joist repair is NOT the right call

If the ledger board is failed, joist repair alone is unsafe. The ledger is the primary load path from the deck to the house, and replacing rotted joists on a failing ledger leaves the homeowner with a deck that is one bad day from pulling away from the house. Epp Foundation Repair's recommendation in that case is straightforward: get a licensed deck builder to assess the full deck for replacement or full ledger reconstruction before any joist work is done. The honest answer is sometimes "this is not the right repair."

CH 05

The on-site sequence

  1. Inspection and probe. Dave Epp or a senior estimator probes every joist with an awl, checks the ledger condition with a moisture meter and visual inspection of the flashing, evaluates every joist hanger for corrosion, and assesses the ground-contact end at each support post. 2. Honest go-or-no-go. If the ledger is failed, the recommendation is a deck-builder full-deck assessment, not Epp joist work. If the ledger is sound and only joists and hangers need repair, the scope and price go in writing. 3. Sistering and replacement. Rotted joists are sistered with new pressure-treated lumber alongside the existing member, fastened with GRK RSS 5-inch Climatek-coated structural screws. Joists too far gone to sister are removed and replaced. 4. Hardware upgrade. Corroded joist hangers are removed. New stainless or hot-dipped galvanized Simpson hangers are installed with exterior-rated structural fasteners. 5. Verification and cleanup. Each repaired joist is verified for plane and connection integrity. Work area is cleaned and any debris hauled off.

Why floor framing in older Nebraska and Iowa homes fails predictably

Most 1950s to 1970s homes across our service region were built with 2x8 joists at 16-inch centers spanning 14 feet, which is at the edge of code even when new. Combined with chronic-wet crawl spaces that rot sill plates and joist ends, the framing under older homes here fails predictably. Repair starts with cause diagnosis: settled support, rotted bearing, or undersized member.

Loess soils and the crack patterns they produce

Most of eastern Nebraska and western Iowa sits on wind-deposited loess, a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts, pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.

The Marshall and Sharpsburg loess series, dominant across the eastern Nebraska service area, are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.

Frost depth, freeze-thaw cycles, and horizontal cracking

Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.

In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode. Consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.
