What post and pier replacement actually involves

Epp Foundation Repair removes failed wood posts or settled concrete piers in the crawl space or basement and replaces them with a helical pier driven to bearing strata combined with an adjustable steel jack post. The work is sequenced for safety: temporary jacks first take load off the beam or joist above the failed post, the rotted wood or undersized concrete pier comes out, the helical is hydraulically driven through the soil to the engineered bearing depth, the steel jack post is set on top of the helical cap, and load is transferred in measured stages until a laser level confirms the structure is back to plane. Why original posts and piers fail in Midwest crawl spaces

Dave Epp has been working under Nebraska and Iowa houses since 1994, and the failure modes are consistent. Original wood posts sitting directly on dirt or on a small concrete pad rot at the earth-contact end within 30 to 60 years. The same chronic crawl-space moisture that destroys sill plates destroys posts. Original concrete piers from 1950s through 1970s construction were often undersized for current point loads, particularly after the addition of upper-floor renovations, heavier kitchen islands, or second-story additions made decades after the original build. The 50-plus annual freeze-thaw cycles across the Midwest accelerate settlement on shallow piers. Soil moves, the pier moves with it, and the floor above takes the settlement first as a noticeable dip, then as cracked drywall, then as sticking doors on the upper floor.

Why Epp uses helical piers for replacement

A helical pier is a steel shaft with welded helix plates that is hydraulically driven into the soil to a measured torque, which corresponds to a verified load capacity. Once the helical reaches the engineered depth. Typically below the active soil zone, often 15 to 25 feet. The load capacity is independent of surface soil moisture. The adjustable steel jack post sitting on the helical cap can be re-tensioned years later if any further settlement occurs, which is rare but possible. The combination is code-compliant, comes with Epp's lifetime warranty on the helical pier when piered crack to crack or corner to corner, and removes the recurring failure mode that destroyed the original post. Replacing a rotted wood post with another wood post on a slightly larger concrete pad solves the immediate problem and starts the next 40-year clock. Replacing it with a helical and steel jack ends the cycle.

What Epp does, and what Epp doesn't do

Epp Foundation Repair handles the post and pier replacement, the helical pier installation, the steel jack post installation, the load transfer, and the level verification. Epp also handles the structural carpentry to repair any beam damage caused by the failed post. Splintering, crushing at the bearing point, sister-beam reinforcement. Epp does not repair finish work disturbed by jack support. If a temporary jack post has to come up through hardwood flooring or a tile floor, the homeowner coordinates with a finish carpenter or flooring contractor for the patch after Epp's structural work is complete. Epp does not relocate or re-route HVAC ductwork or plumbing that runs through the crawl space and conflicts with helical drive equipment access. Those scopes belong to mechanical and plumbing trades and are coordinated, not performed, by Epp.

The on-site sequence

  1. Inspection, load calculation, and probe. Dave Epp or a senior estimator measures point loads above the failed post, probes the existing post for rot, checks pier depth and condition, and determines whether a helical upgrade or a like-for-like replacement is appropriate. 2. Temporary support. Steel jack posts on the beam above relieve load from the failed post. 3. Removal. Rotted wood post or settled concrete pier comes out. The crawl-space surface is prepared for helical drive equipment. 4. Helical pier installation. The helical is hydraulically driven to engineered torque, with depth and torque values recorded. The steel cap is welded or bolted to the shaft. 5. Jack post set and load transfer. Adjustable steel jack post is set on the helical cap, plumbed, and locked. Load comes back onto the new post in measured stages while a laser level confirms the beam returns to plane.

Why floor framing in older Nebraska and Iowa homes fails predictably

Most 1950s to 1970s homes across our service region were built with 2x8 joists at 16-inch centers spanning 14 feet, which is at the edge of code even when new. Combined with chronic-wet crawl spaces that rot sill plates and joist ends, the framing under older homes here fails predictably. Repair starts with cause diagnosis: settled support, rotted bearing, or undersized member.

Loess soils and the crack patterns they produce

Most of eastern Nebraska and western Iowa sits on wind-deposited loess, a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts, pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.

The Marshall and Sharpsburg loess series, dominant across the eastern Nebraska service area, are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.

Frost depth, freeze-thaw cycles, and horizontal cracking

Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.

In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode. Consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.
