Epp Foundation Repair starts with a moisture-load assessment: where is liquid water entering, how much soil is exposed, are vents sealed, what is the summer relative humidity reading, and is HVAC ducting condensing on its exterior. Each finding gets a matched solution. Interior perimeter drainage with a sump pit handles groundwater pushing through the footing. A 12-to-20 mil reinforced vapor barrier sealed to the walls and piers stops the dirt floor from releasing 10 to 18 gallons of water per 1,000 square feet per day through evaporation. Vent sealing closes off the summer humid-air infiltration that drives most mold complaints across the Plains. A commercial-grade dehumidifier sized to the cubic footage holds the space at 50 to 55 percent relative humidity year-round. The four parts work as a system. Remove any one and the others lose 30 to 60 percent of their effectiveness. Step 01.Full Crawl Space Moisture Assessment
Epp Foundation Repair maps every moisture source on the first visit: groundwater entry points, soil exposure square footage, vent count, plumbing penetrations, HVAC duct condensation, and a baseline relative humidity reading. The assessment determines which components are needed.
Step 02.Install Interior Drainage and Sump (if groundwater is present)
When standing water or active seepage shows up, drainage goes in first. Epp Foundation Repair excavates a perimeter trench in the dirt floor, lays gravel and perforated pipe sloped to a sump pit, and installs a primary pump with check valve. This step is skipped on crawls that are dry but humid. Those go straight to barrier and dehumidifier.
Step 03.Install 12-to-20 Mil Reinforced Vapor Barrier
Epp Foundation Repair runs reinforced polyethylene barrier across the entire dirt floor, up the foundation walls 6 to 12 inches, and seals seams with butyl tape. Piers, columns, and plumbing penetrations get cut and taped individually. A loose or unsealed barrier loses most of its value. A properly sealed barrier cuts soil moisture release by 90-plus percent.
