It fits a commercial slab that carries operational or liability risk from settlement, and it stops short of slabs that have failed across most of the area or exceed lift-and-seal capability.

A warehouse forklift loads a slab at 4,500 to 12,000 pounds per axle. A retail tenant can't close the floor for three days. A loading dock has to be operational by 5 a.m. Monday. Epp Foundation Repair built its commercial division around those realities: engineered repair plans, load-class-appropriate methods, and scheduling that works around the operation. Not the other way around. Dave Epp founded the company in 1994 and has personally walked commercial sites across Lincoln, Omaha, Council Bluffs, Kansas City, and St. Joseph. The pattern at the commercial scale is the same as residential. Soil moves, slabs follow, but the consequences are different. A forklift catching a 1/2-inch lip in a warehouse aisle is a workers-comp claim. A loading dock that drops out of level by 3/4 of an inch is a truck-trailer mismatch. A retail floor with a settled corner is a slip-and-fall. The repair scope has to match the operational risk.
Five commercial site types account for the majority of Epp's commercial work in NE/IA/KS/MO: 1. Lincoln Air Park and west Omaha warehouses on engineered fill. Industrial parks built on graded fill from the 1970s and 1980s settle differentially as the fill column consolidates over decades. Aisle lifts and joint repairs run 1,000 to 5,000 square feet at a time. 2. I-680 and I-29 corridor distribution and food-grade facilities. Heavy forklift traffic on slabs poured at 6 to 8 inches with light reinforcement; joints fail first, then radial cracks open from joint corners. 3. Council Bluffs and Bottoms grain-belt storage. Slabs on Missouri River alluvial soils. High water table, fines mobilize under any leak or downspout failure. 4. Sarpy and Lancaster County retail strip center slabs. Customer-facing floors; aesthetics and slip-and-fall risk drive the repair priority more than load capacity. 5. Kansas City and St. Joseph commercial parking lots and loading docks. Expansive clay subgrade combined with heavy truck traffic; lots heave and settle seasonally. ## Methods Epp Matches to Load Class
Epp uses three of the concrete repair methods on commercial slabs, selected by load class and condition: - Polyurethane foam injection for light-to-medium load areas. Retail floors, office space, warehouse aisles under 5,000 pounds per axle. Polyurethane caulk for working joints, epoxy injection for structural cracks crossing the slab. Four steps from first call to demobilization: 1. Pre-bid site walk and load assessment. Site manager and Epp's commercial inspector walk the affected areas with a laser level, document settlement, and identify load class for each zone. Structural engineer brought in when load class or building code review requires it. 2. Engineered repair plan. Written scope identifies method per zone (foam vs. Slab piers vs. Crack repair), pier count and depth where applicable, schedule windows (night, weekend, sectional shutdown), and any temporary load restrictions during cure. 3. Mobilization on the operational schedule. Equipment, crew, and materials staged to minimize footprint on operations. Foam crews work in 200 to 800 square foot sections per shift; pier crews work full-day or weekend installs. 4. Demobilization and verification. Final laser level confirms grade across repaired zones, crack and joint seals cure overnight, written close-out documents the repair for the building owner's records.
Scope clarity matters more on commercial work than anywhere else. Owners are coordinating multiple trades against an operating schedule. Epp does not: - Do new-construction flatwork or take on new-construction projects. Epp is post-construction repair only. - Engineer-of-record sign-off (Epp coordinates with the building's structural engineer; Epp's scope is execution, not design certification). - Sawcut and demo large slab sections for full replacement (concrete demo contractor). When a commercial slab is beyond repair scope. Failed across most of the area, end-of-life concrete, or load demands that exceed lift-and-seal capability. Epp says so in the Customized Repair Estimate and prices removal and a new pour alongside the repair options.
The four-state territory Epp covers has three distinct subgrade conditions that drive commercial concrete failure: - Loess fills (eastern NE, western IA). Hydroconsolidate 8 to 12% on first soaking; differential settlement across a large slab can reach 2 inches over a single column of fill. - River bottomland alluvium (Missouri River valley from Sioux City to St. Joseph). High water table, low natural density, fines mobilize easily under leaks and concentrated drainage. - Expansive clay (eastern KS, western MO, parts of southeast NE). 15% volumetric swell-shrink on moisture cycling; commercial slabs on clay heave one season and drop the next without proper subgrade management. Mudjacking is the traditional method for lifting a sunken concrete slab: a cement based slurry pumped beneath the slab to fill the void and raise it back to grade. Loess soils consolidate under slabs after the first deep water exposure. Expansive clay heaves and contracts seasonally. Salt damage from frequent winter freeze-thaw cycling accelerates surface failure. Generic concrete repair ignores the soil under the slab, which is why settled concrete returns within a season or two. Regional repair starts with the cause underneath, not the crack on top.
Most of eastern Nebraska and western Iowa sits on wind-deposited loess, a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts, pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.
The Marshall and Sharpsburg loess series, dominant across the eastern Nebraska service area, are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.
Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.
In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode. Consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.

Lift-and-seal is the wrong scope when the slab has failed across most of the area, when load demands exceed the capability of foam or piers on the existing concrete, when sectional repair would cost more than full replacement over the asset's remaining life, or when end-of-life concrete has reached the point that further repair isn't economical. Epp also does not take new-construction projects, sign as engineer-of-record, or perform large-scale slab demo. Those scopes go to design engineers and concrete demo contractors.
