It is the right call when dampness is chronic and traces to the soil or the foundation wall, not to a single fixable downspout or grading problem outside.

And the diagnosis comes before the system. A common pattern on standing-water calls Epp receives on Sarpy and Lancaster County ranch homes is a single downspout dumping 800 gallons of roof runoff into a window well or against a crawl vent during one Nebraska thunderstorm. A crawl-space waterproofing system manages water and water vapor in a space fundamentally different from a basement. Most crawls have dirt floors, clearance under 4 feet, poor ventilation, and joist/sill-plate framing exposed to ground moisture year-round. The system has three jobs: capture liquid water at the perimeter and route it to a sump, separate the soil from the framing with a polyethylene barrier, and discharge collected water outside the foundation. The difference between crawl-space waterproofing and crawl-space encapsulation is the difference between managing active water and sealing the space. Waterproofing handles drainage. Interior matting, sump pit, sump pump. Encapsulation seals the crawl as a conditioned semi-exterior space. Full vapor barrier up the walls and across the floor, sealed vents, and a dehumidifier. The two are often installed together but solve different problems, and Epp quotes them as separate line items. For most wet-crawl calls Epp takes across Lincoln, Omaha, and Kansas City, drainage plus vapor barrier is the right answer. The rest need full encapsulation, usually because the crawl houses HVAC equipment, indoor humidity stays above 60%, or the crawl sits below the water table year-round.
A full system from Epp installs in this sequence on a typical 1,500 square foot dirt-floor crawl. Demolition and prep. Crews remove failed insulation, old plastic, and debris over 4 to 8 hours. Soft soil is graded toward the planned sump location. Perimeter drainage matting. Corrugated waffle-board matting is laid against the foundation wall at the floor-wall joint around the interior perimeter. The molded channels collect wall seepage and route it to the sump pit. Sump pit and pump. A 22-gallon polyethylene sump basin is set at the low point of the crawl. A 1/3 horsepower cast-iron submersible pump with vertical float switch and check valve discharges through 1.5-inch PVC to an exterior daylight point at least 10 feet from the foundation. Vapor barrier. 10-mil or 20-mil reinforced polyethylene is rolled out across the crawl floor and up the foundation walls 6 to 12 inches. Seams overlap 12 inches and seal with butyl tape. The barrier terminates over the perimeter matting so water drains to the sump rather than wicking into the room above. French drain (when needed). On crawls where soil saturation is the source, Epp installs a 4-inch perforated PVC trench drain in pea gravel routed to the sump pit. Exterior french drains go in when grading and surface water are driving the saturation. ## Why Midwest Crawls Need This System
Eastern Nebraska and western Iowa sit on loess soil over glacial till that holds a perched water table 4 to 8 feet below grade through most of spring. A dirt-floor crawl 30 inches deep sits in that water column for weeks at a time after snowmelt. The soil itself releases 1 to 2 gallons of water vapor per 100 square feet per day through evaporation, which condenses on cooler joist undersides and feeds crawl space mold growth. The Kansas and Missouri clay belt adds expansive clay with plasticity indexes above 30. Clay that swells 15% by volume when wet and contracts equally when dry. That cyclical expansion opens hairline cracks in foundation walls, and every crack becomes a seepage point. Nebraska, Iowa, Kansas, and Missouri run through 50+ freeze-thaw cycles per winter, each cycle widening any existing crack. Most dirt-floor crawl spaces Epp inspects across the territory show moisture intrusion. Staining on joists, rust on fasteners, fiberglass insulation falling out of bays, or active standing water. That moisture migrates upward and accounts for a large share of the upper-floor humidity in unconditioned ranch homes.
The most common job Epp performs is on 1,200 to 2,000 square foot ranches in Sarpy, Lancaster, Cass, and Pottawattamie Counties built between 1950 and 1975. These homes have dirt-floor crawls 30 to 42 inches deep, original fiberglass insulation that has compressed or fallen out of bays, single-thickness 6-mil polyethylene on the ground (if any), and silted-closed original perimeter drainage. The interior surfaces of upper-floor exterior walls condense moisture in fall and winter because the crawl beneath sits at 65 to 75% relative humidity. The system Epp installs. Drainage matting, 20-mil vapor barrier, sump pit, sump pump. Drops crawl humidity to 45 to 55% within 30 days and stops the upper-floor condensation.
Epp installs the drainage system, sump, vapor barrier, and french drain. Two adjacent scopes Epp does not perform. Removing mold already growing on the framing is mold remediation contractor scope and must happen after the system dries the space, not before. Remediation on a still-wet crawl regrows within 90 days, so Epp finds and fixes the water source, verifies the space is dry, and refers the removal itself to a certified remediator. HVAC duct sealing and replacement in crawls housing furnace ductwork is HVAC contractor scope; Epp works around existing ducts but does not seal, insulate, or replace them. Insulation is a different matter. Epp's own crews seal and insulate the rim joist and sill area once the water is under control, and any other insulation in the joist bays is scoped case by case at the inspection.
Don't install a system without first diagnosing the source above grade. About one in three wet-crawl calls Epp inspects traces to a fixable surface issue. A downspout discharging into a crawl vent, negatively graded soil, a window well filling with runoff. Don't install drainage alone when the entire crawl sits below the water table year-round. That condition needs full crawl space encapsulation with a sealed barrier, sealed vents, and a dedicated dehumidifier. Drainage and matting won't keep up with continuous soil moisture release. Don't install a vapor barrier over wet wood. If the sill plate or joists are already rotting, sealing the barrier in traps the rot rather than stopping it. Most of eastern Nebraska and western Iowa sits on wind-deposited loess, a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts, pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.
The Marshall and Sharpsburg loess series, dominant across the eastern Nebraska service area, are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.
Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.
In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode. Consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.
