Without baseline measurements and a re-measure interval, no inspector can tell whether the crack opened last week or 15 years ago, whether it is still moving, or whether it needs structural repair, sealant, or nothing at all. Dave Epp built the firm's inspection protocol on a single principle: measure twice before any foundation repair recommendation. Epp inspectors install calibrated crack monitors on questionable cracks and re-measure across 30 to 90 days. That interval. Which costs the homeowner nothing extra. Is the difference between an honest diagnosis and an upsell. A crack that moves 0.005 inch over 60 days is structural and needs reinforcement.

What a Full Epp Foundation Inspection Includes

Each on-site foundation inspection across the Lincoln, Omaha, Grand Island, Norfolk, and St. Joseph service areas covers six measured elements. Laser-level floor survey maps elevations at 12-inch intervals on the main floor, referenced against a bench-mark transit outside the structure. Exterior wall plumb measurement uses a 4-foot digital level at every accessible basement wall section to detect bowing or leaning. Crack mapping documents every crack with width, length, location, photograph, and severity flag. Bearing-point assessment inspects sill plates, interior columns, beam bearing, and visible joist conditions. Exterior grading walk checks drainage slope, downspout discharge, and soil contact with siding. Soil-condition assessment notes evidence of expansion, shrinkage, or moisture migration. The inspection produces a Customized Repair Estimate with photographs, crack-monitor baseline measurements, the laser-level floor elevation map, and a recommended action plan. Including the option of no action when the evidence supports it.

How Midwest Soil Conditions Shape What an Inspector Should Look For

Foundation inspection in this region requires regional soil literacy. Eastern Nebraska and western Iowa sit on loess deposits that compress under uneven interior loading, producing differential settlement where interior bearing points drop while perimeter walls stay level. Kansas and Missouri carry expansive clay with plasticity index above 30, which swells 15 percent by volume when wet and shrinks when dry. Producing slab heave that looks identical to settlement on a casual visual walk-through. The Midwest also runs 50-plus freeze-thaw cycles per winter, which drives lateral pressure into basement walls and opens horizontal cracks in concrete block. Epp inspectors read crack patterns against that soil context. Stair-step cracks in block walls that open at the top suggest settlement. Horizontal cracks at mid-wall height suggest lateral soil pressure from saturated clay against the exterior. Vertical hairline cracks in poured concrete walls, narrower than a credit card, are usually shrinkage from initial concrete cure and not structural. Same crack, different cause, different repair, and the inspector who skips this reasoning ends up recommending the wrong scope.

When Epp Foundation Inspection Is the Right Service, and When It Is Not

Epp Foundation Repair's residential foundation inspection is the right call when a homeowner sees new cracks, sticking doors or windows, sloping floors, gaps around trim, or any sign that something has shifted. Epp also recommends booking an inspection as a planning step before basement finishing, additions, or major remodels where the foundation needs to be assessed for additional load. The inspection is not a code-stamped engineering report. Permitted structural work, insurance claims, and legal proceedings often require a Professional Engineer's stamped report. Epp Foundation Repair partners with PE-licensed structural engineers for those projects and arranges the stamped report as an add-on. The inspection is also not a real-estate transaction home inspection, which is a separate licensed home-inspector scope covering the entire house. Foundation inspection is a focused structural assessment, not a general property inspection.

Why foundation movement in Nebraska and Iowa needs a regional diagnosis

Loess soils across eastern Nebraska and western Iowa lose strength when wet. Expansive clay across northeast Kansas and northwest Missouri swells and shrinks with the seasons. Foundation movement here behaves differently than in states with stable bearing soil, which is why our diagnosis starts with the soil under the home, not just the crack on the wall.

Loess soils and the crack patterns they produce

Most of eastern Nebraska and western Iowa sits on wind-deposited loess, a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts, pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.

The Marshall and Sharpsburg loess series, dominant across the eastern Nebraska service area, are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.

Frost depth, freeze-thaw cycles, and horizontal cracking

Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.

In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode. Consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.
