Rim Joist First, Then Crawl Space Walls, Never the Joist Bays

Epp publishes no separate warranty certificate for insulation work, so no term is stated for it here. Rigid XPS foam carries the manufacturer's material warranty on R-value retention. Because it is the leak, not just a cold surface. The floor barrier and the wall barrier both stop at the top of the foundation wall, which leaves the rim joist open to outdoor air even in a fully encapsulated crawl. Sealing it is what stops air moving into the floor system, and insulating it keeps the inside face of the rim warm enough that moist indoor air no longer condenses on the wood through the winter.

In an encapsulated NE or IA crawl without rim and wall insulation, the immediate consequence is cold floors upstairs every winter. First-floor rooms above the crawl run 5-10 degrees Fahrenheit colder than rooms over the basement or slab. Long-term, summer dew-point condensation on cool walls can defeat encapsulation: when wall surface temperature drops below the crawl's dew point (around 50 degrees Fahrenheit in our climate), moisture condenses on the wall and migrates back into the crawl air. Insulation eliminates the cold surface and stops the condensation pathway.

Fiberglass batt between floor joists is the old approach, and in NE and IA crawls Dave Epp has inspected for more than two decades, it fails on a 5-8 year timeline. The fiberglass absorbs moisture from the humid crawl air below, gets heavy, falls down off the joists, and becomes a mold-growth substrate on the dirt floor. Fiberglass also does not stop air, so a batt pushed into a rim bay leaves that leak exactly where it was. A sealed rim plus wall insulation in an encapsulated crawl performs the same thermal job durably for 25+ years.

Insulating an un-encapsulated crawl traps humid summer air against cold wall and rim surfaces, accelerates condensation, and feeds mold and rot inside the insulation cavity. Epp will not install crawl insulation in NE or IA without encapsulation in place. It's the kind of half-fix that creates worse problems within 5 years. If budget is the constraint, Epp scopes encapsulation first and insulation as a follow-up phase.
