Epp Foundation Repair gets called on settled patios across the four-state territory for what homeowners usually describe as a cosmetic issue. The deeper problem across the Midwest is almost always drainage. A patio poured with a proper eighth-inch-per-foot slope away from the house works correctly until the slab settles. At which point the slope flattens, then reverses, and rainwater starts running toward the foundation instead of away from it. A 3/4-inch settlement on a 12-foot-wide patio is enough to turn positive drainage into a foundation-water problem. Thirty-plus years of work in this soil narrows the causes to four. Poor base prep at original construction. Patios poured directly on disturbed loess fill in the 1980s and 1990s often settled within their first decade. Is the most common. Downspout discharge under or beside the patio washes out sub-slab fill from the edges in. Tree root pressure from the house-side landscape pushes one corner. Freeze-thaw cycling at expansion joints causes seasonal vertical movement that accumulates. The diagnostic at the start of the job identifies which one is in play.
The lift uses the same polyurethane foam injection process as a driveway lift or a sidewalk panel lift. Crew arrives, walks the patio with a laser level, measures the differential against a high reference (typically the slab-to-house joint, which is usually still at original elevation), and maps every low area. Injection holes get drilled in a 5/8-inch grid pattern, two to four per panel depending on settlement severity. Foam injects under controlled pressure, expanding to fill the sub-slab void and continuing into the soil column to densify weak fill at depth. Crew monitors lift in real-time and stops at target elevation. Dave Epp's mid-soil injection method matters more on patios than on driveways because patios sit closer to the house and any soil weakness ignored under the patio will eventually transmit toward the foundation. Every patio lift uses polyurethane foam instead: smaller injection holes (5/8 inch versus the 1.5 to 2 inch ports a cement slurry lift requires) leave less cosmetic impact on a surface the homeowner actually looks at every day, foam weighs 2 to 3 pounds per cubic foot so it doesn't add load that could re-settle weak soil, and cure time is 30 minutes versus mudjacking's 24 hours, so the patio is usable the same day. ## What Patio Leveling Costs

Epp Foundation Repair lifts what's salvageable and pours new concrete where a patio section is end-of-life. Crews do not repair paver or natural-stone patios; those are a mason's call. Crews do not resurface decorative or stamped concrete; lift is possible but injection-hole patches will not perfectly restore the surface pattern. And the same critical exclusion that applies to all concrete leveling work applies here: Epp Foundation Repair does not fix the water source. Downspout extensions, gutter repair, regrading the yard. That caused the original settlement. Those are separate trades, and the lift won't last without them. Expansion joint sealing between the patio and the house foundation is available as an add-on and is highly recommended on any patio lift. A properly sealed joint keeps water from running into the foundation along the seam.
Decorative stamped or colored concrete is liftable but the patches at injection holes will not perfectly match the surface pattern. Homeowners who care more about a perfect cosmetic finish than about correcting the drainage problem may prefer replacement. Patios with structural cracking running through the field of the slab (not just at expansion joints) won't move as a unit during the lift and the right answer is replacement. And no lift makes sense before the water source causing settlement is identified and corrected; lifting a slab while a downspout is still discharging under it buys 12 to 24 months before recurrence.

Most settled driveways, sidewalks, and patios across our region sit over loess fill that consolidated after a wet spring or a long-running downspout. Lifting the slab without addressing the soil cause yields a 12 to 36 month rebound. Regional repair treats the soil column under the slab, not just the surface elevation.
Most of eastern Nebraska and western Iowa sits on wind-deposited loess, a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts, pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.
The Marshall and Sharpsburg loess series, dominant across the eastern Nebraska service area, are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.
Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.
In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode. Consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.
