Crawl Space Jacks: how it works and when it's the right call.
Epp Foundation Repair locates each support point based on beam sag readings and joist measurements taken with a laser level. Each location gets evaluated for bearing condition: a sound concrete footing is reusable; a cracked or undersized footing requires demolition and a new pour; loose, settling, or expansive soil requires a helical pier driven to bearing depth (typically 15 to 25 feet in eastern Nebraska clay, deeper in the Missouri River bottom). Once bearing is confirmed, a Tiger Brand 3-1/2 inch OD adjustable steel jack post (or equivalent code-listed product) sets on the footing, adjusts to the proper elevation using the threaded screw at the top or bottom, and locks against the beam above. Adjustment lifts the floor system gradually. Typically an eighth of an inch per day across multiple visits when the lift exceeds 1/2 inch. To prevent drywall cracking above. Final laser-level read confirms the floor reads true; locking nuts tighten to prevent future drift.
