Original fill compaction inadequate at construction. Particularly in homes built in the 1960s through 1980s when residential compaction standards in NE and IA were measurably looser than current code. Is the dominant cause. A garage slab poured over loose fill will settle 1 to 4 inches within its first two decades and then continue settling at a slower rate. Second, plumbing leaks from washing machine drains in attached garages create localized voids that show up as a single corner or one wall's worth of slab dropping. Third, vehicle weight cycling on slabs that are thinner than current code (3 to 4 inches in older builds versus the current 5-inch standard) drives progressive settlement over time. Fourth, the joint between garage slab and stem wall. A structural transition where two different elements meet. Settles independently as the fill behind the wall consolidates. Thirty-plus years of work in this soil shows the same pattern: garage settlement is rarely uniform. One corner drops, or one wall's worth, or the area near the overhead door. The diagnostic at the start of the job maps where and how much.
The lift process matches a driveway leveling job with one critical difference: injection holes are drilled inside the garage where the patches will be visible to the homeowner, the same constraint that governs a lift on an interior floor. Cosmetic patch quality matters more, and the crew accounts for that by using color-matched mortar mixed to match the slab. Crew arrives, measures slab differential with a laser level against a high reference, identifies low areas and diagnoses cause, then drills 5/8-inch injection holes in a grid pattern through the slab. Typically two to four holes per panel depending on settlement severity. Polyurethane foam injects under controlled pressure. The material expands to fill sub-slab voids, then continues into the soil column to densify the weak fill that caused settlement. Vehicle traffic resumes 30 minutes after the last injection. Dave Epp's mid-soil injection approach is especially important on garage slabs because the underlying soil is what fails first. Just filling the void at the surface doesn't address the loose fill underneath; the slab will settle again the next time water saturates the soil column. Densifying the soil at depth is what makes a garage lift last.
Polyurethane foam is the only method Epp Foundation Repair uses on residential garage floors. Three reasons. First, smaller injection holes (5/8 inch versus the 1.5 to 2 inch ports an older slurry method needs) leave smaller patches inside a space the homeowner sees daily. Second, foam weighs 2 to 3 pounds per cubic foot. It doesn't add load that could re-settle weak fill. Third, cure time is 30 minutes versus mudjacking's 24 hours, so the garage is back in service the same afternoon. Crews do not repair stem walls or address structural foundation issues at the garage perimeter; those problems fall under foundation-repair scope and are addressed separately. Crews do not epoxy-coat garage floors; that's a coating contractor's job, and the lift estimate notes whether the slab is in good enough shape to take a coating after lift. Crews do not fix plumbing leaks under or behind the garage; that's a plumber's call, and the leak has to be repaired before any lift is meaningful. The honest scope item most homeowners need to hear: if the garage floor lift is being done in preparation for an epoxy or polyaspartic coating, the coating contractor's prep requirements matter. Most coating systems want uncracked, smooth, clean concrete. A lifted slab with color-matched mortar patches at injection holes can usually accept a coating, but the homeowner should coordinate with the coating contractor before lift to confirm patch quality and coating compatibility.
Do not pay to lift a garage slab with cracks wider than 1/2 inch combined with surface spalling. That concrete has lost too much structural integrity to behave as a unit and replacement is the right answer. Do not lift if the homeowner plans to install an epoxy or polyaspartic coating in the near term without first coordinating with the coating contractor. Most coating systems prefer uncracked new concrete, and an experienced coating contractor will weigh in on whether a lifted slab with patches is acceptable. Do not lift before fixing an active plumbing leak under the slab. The lift becomes wasted money the moment the next leak event triggers fresh settlement.

Most settled driveways, sidewalks, and patios across our region sit over loess fill that consolidated after a wet spring or a long-running downspout. Lifting the slab without addressing the soil cause yields a 12 to 36 month rebound. Regional repair treats the soil column under the slab, not just the surface elevation.
Most of eastern Nebraska and western Iowa sits on wind-deposited loess, a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts, pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.
The Marshall and Sharpsburg loess series, dominant across the eastern Nebraska service area, are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.
Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.
In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode. Consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.

It is also not the right call ahead of an epoxy or polyaspartic floor coating unless the coating contractor confirms patches at injection holes are compatible with the chosen system. And no lift makes sense before an active plumbing leak under the slab is repaired; recurring settlement traces back to the unaddressed water source.
