And every sump pump installed in Nebraska, Iowa, Kansas, or Missouri has a service life. Typically 7 to 15 years on a residential primary. So the question is not whether yours will fail but whether the failure happens during a March snowmelt or a quiet Tuesday afternoon. Epp Foundation Repair has installed and replaced sump pumps across the territory since 1994, and the most common failure mode by far is a stuck float switch on a pump that ran for 11 years without maintenance and then ran continuously for 6 hours during a storm because nobody had tested the float in a decade. This page covers sump pump installation. Both new pit-and-pump installation paired with interior waterproofing or basement flood mitigation, and pump-only replacement in an existing basin. A sump pump system has four working components. A sump pit (typically an 18 to 24-inch diameter polyethylene basin set 18 to 24 inches into the basement floor) collects water from the interior drain tile around the perimeter. Or, in basements without drain tile, from direct floor seepage. A float switch rises as water fills the pit and activates the pump at a set threshold (usually 6 to 8 inches below the pit top). A submersible pump motor (1/3 horsepower cast-iron is Epp's residential standard) draws water through an intake screen and pushes it out through 1.5-inch PVC discharge. A check valve in the discharge line prevents pumped water from siphoning back into the pit when the pump shuts off. Without that check valve, the pump cycles every 30 seconds chasing the same gallon of water back and forth. The pump discharges through 1.5-inch PVC to an exterior daylight point at least 10 feet from the foundation, into a French drain inlet, or into a dry well sized to the contributing volume. The pump never discharges into the sanitary sewer (illegal across the territory) and almost never discharges into the storm sewer (illegal without municipal approval in most NE, IA, KS, and MO jurisdictions). Where the pump discharges and how that discharge is configured matters as much as the pump itself. A working pump dumping water 4 feet from the foundation is just feeding the next basement flood.
Four patterns. Homes pairing sump installation with new interior drain tile waterproofing. The pit is the low point of the perimeter drain loop and the pump moves captured water out. Homes with chronic basement flooding from a high water table or cove-joint seepage but no existing pump. Installing a pit-and-pump alone (without full perimeter drain tile) is a partial solution but appropriate when the seepage concentrates at one or two specific points rather than around the full perimeter. Homes built before sump pumps were code-required (pre-1985 across most of the territory) where the basement is now being finished or used for valuable storage. Homes where the existing pit is undersized, deteriorated, or set at the wrong elevation. Replacing the basin itself, not just the pump.
Three patterns. A primary pump that has failed (motor burned out, impeller broken, float stuck) and needs immediate swap. A pump approaching the end of its service life (11+ years on a residential primary, 7+ years on a heavy-cycle pump) that the homeowner wants replaced proactively before the next high-water season. A pump-and-pit installed by a previous contractor with an undersized or builder-grade pump (1/4 hp plastic-housing pumps are common in 1990s production homes) that needs an upgrade to a cast-iron 1/3 hp unit capable of handling the actual seepage volume.
A new pit-and-pump installation runs 1 to 2 working days for a residential basement and includes six components in this sequence. Pit location and excavation. Pit location is set at the lowest point of the basement floor or at the planned terminus of new interior drain tile. Crews break a 26 to 32-inch diameter opening in the slab and excavate to the depth required for the basin to sit flush with floor level. Basin set and gravel backfill. A 22-gallon perforated polyethylene basin (24-inch depth, 18 to 24-inch diameter) is set in the excavation. Gravel backfill around the outside of the basin allows water to enter through the perforations from surrounding soil. Primary pump installation. Epp's standard residential primary is a 1/3 horsepower cast-iron submersible pump with vertical float switch. Cast-iron because plastic-housing pumps in our freeze-thaw cycles and hard water are a 4 to 6 year unit; cast-iron is 10 to 15 years. Float type is vertical (not tethered) because vertical floats don't snag on basin walls or discharge piping during high-cycle events. Discharge piping and check valve. 1.5-inch PVC discharge runs vertically out of the basin, through a check valve at the pump head, through a rim joist or rim-block penetration to the exterior. Exterior discharge runs at least 10 feet from the foundation to a daylight discharge, French drain inlet, or dry well. Concrete restoration. New concrete is poured around the basin to slab level, with a removable lid or cover plate at the basin top for future pump service. Test and document. Crews fill the pit with water from a garden hose and run the pump through 3 to 5 cycles to confirm float operation, check-valve seal, and discharge flow. Installation date, pump model, and warranty terms are documented for the homeowner. ## Why Midwest Basements Cycle Pumps Harder
Eastern Nebraska and western Iowa loess soils over glacial till hold a perched water table 4 to 8 feet below grade through most of spring. During March snowmelt and April-May rain events, that perched water rises against basement foundations and any interior drain tile feeds steady flow to the sump pit. A typical Lincoln or Omaha basement sump pump cycles 200 to 800 times during a wet week, compared to maybe 50 cycles in a dry summer month. Cycle count is the dominant lifespan factor. 1/3 hp cast-iron primaries rated for 200,000 cycles by the manufacturer reach end-of-life faster in NE and IA than in drier territories. Kansas City basements add expansive clay zones where the perched water sits higher and longer, and 50-plus freeze-thaw cycles per winter can heave shallow discharge lines and freeze unprotected exterior discharge points solid. Epp routes discharge lines below frost depth (42 inches in eastern NE, 48 inches in northern IA) where they cross unheated ground, and uses freeze-resistant discharge accessories at daylight terminations.
Epp installs sump pumps, sump pits, discharge piping, and exterior discharge terminations. Three adjacent scopes Epp does not perform. Electrical panel work or new circuit installation. Sump pumps require a dedicated 15 or 20-amp circuit (per most local codes), and any new circuit, panel upgrade, GFCI installation, or sub-panel work is licensed electrician scope. Epp will use an existing dedicated circuit at the pit location or identify what electrical work is needed in the Customized Repair Estimate. Extension of discharge line to street, storm sewer, or sanitary sewer. Most NE, IA, KS, and MO municipalities prohibit storm-sewer tie-in without specific approval, and sanitary-sewer tie-in is universally illegal. Epp will not pull a permit or install a discharge configuration that violates local code. Basement finishing or restoration around the sump pit cover. Building a flush trim or decorative cover for the pit lid in a finished basement is general contractor scope. Epp leaves a serviceable basin lid that can be accessed for future pump replacement.
Don't install a sump pump without diagnosing what's actually causing water in the basement. A pump is the active end of a water management system, not a water source diagnosis. About one in three basement-water inquiries Epp receives traces to an upstream fix. Epp's Customized Repair Estimate says so before any pump quote. Don't replace just the pump in a pit that's deteriorated, undersized, or set at the wrong elevation. A new 1/3 hp pump in a cracked, silted, or wrong-elevation basin is a 4 to 6 year unit performing as a 2 to 3 year unit. Don't oversize the pump. A 1 horsepower pump in a residential basement runs at a tiny fraction of its rated capacity per cycle, cycles short, overheats from short-cycling, and wears out faster than a properly sized 1/3 hp unit. Pump sizing matches the inflow rate, not the homeowner's anxiety.

Saturated clay backfill, frequent winter freeze-thaw cycling, and heavy annual precipitation drive hydrostatic pressure against basement walls in ways that drier or warmer regions never see. Generic waterproofing approaches fail here because they ignore the soil and climate that put water against the wall in the first place.
Most of eastern Nebraska and western Iowa sits on wind-deposited loess, a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts, pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.
The Marshall and Sharpsburg loess series, dominant across the eastern Nebraska service area, are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.
Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.
In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode. Consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.
