Concrete Joint & Crack Sealing: how it works and when it's the right call.
The mechanics rely on three things working together: a clean substrate, a proper backer rod, and a sealant chosen for the climate. The technician starts by chasing the joint or crack with a diamond saw or grinding wheel. Opening it to a uniform 1/4 to 3/8 inch width so the sealant has consistent thickness. Loose material, dust, and old sealant are removed with a wire brush and compressed air; if the surface is contaminated with oil or de-icing salt residue, a solvent wipe finishes the prep. A closed-cell polyethylene foam backer rod is pressed into the joint to set the sealant depth at the optimal 1:2 width-to-depth ratio. The backer rod prevents three-sided adhesion. Sealant that bonds to both walls and the bottom of the joint can't flex properly and tears within a season. Self-leveling polyurethane sealant is then gunned into the joint, where it flows to a smooth surface without tooling. Cure begins in 2 hours; full cure is 24 to 48 hours depending on temperature and humidity. The cured sealant accepts foot traffic at 24 hours and vehicle traffic at 48 hours. Stable cracks (verified with a crack monitor when activity is uncertain) seal the same way. Active cracks won't. The sealant tears as the crack continues to move, and the underlying cause needs repair first.

Step 01.Crack Stability Assessment
Before sealing a crack, the technician verifies it's stable. Hairline cracks in cured slabs are usually stable; cracks that have visibly widened in the last year or that show fresh edges are active. When stability is uncertain, Epp installs a crack monitor or returns 4 to 6 weeks later to re-measure. Active cracks require structural repair first.
Step 02.Joint or Crack Preparation
The joint is opened to a uniform 1/4 to 3/8 inch width with a diamond saw or grinding wheel. Uniform width gives the sealant consistent stress distribution. Loose material, old sealant, dust, and debris are removed with a wire brush and compressed air. On contaminated surfaces, a solvent wipe finishes the prep.
Step 03.Backer Rod Installation
A closed-cell polyethylene foam backer rod is pressed into the joint to set sealant depth at a 1:2 width-to-depth ratio. The backer rod blocks bottom-of-joint adhesion. Without it, sealant bonds to all three faces, can't flex, and tears within months.
