About Lincoln

The ground and the housing in Lincoln

Lincoln lies inside Lancaster County in Nebraska. Lincoln is home to about 290,531 people in roughly 118,332 households. 56 percent of occupied homes are owner occupied, and 69,754 of them are detached single family houses.

This is one of the towns with an Epp office in it, so the trucks leave from inside the city limits. Countywide, Lancaster County holds 81,449 detached single family homes and runs 59 percent owner occupied. That is about 86 percent of every housing unit in Lancaster County. Lancaster County holds about 323,673 people and 138,232 housing units in total. Half the housing predates 1980, and the 1970s were the busiest building years at 18,536 homes. A median home value of $230,400 and a median household income of $67,846 is what the American Community Survey records. The split is 66,654 owner occupied to 51,678 rented. Roughly 53 percent of the housing here, 62,707 homes, went up before 1980, when footing drains and grade separations were not what they are now.

Local conditions

Why foundations move in Lincoln

The soil this town is built on

A city level sample here returns urban fill, not a natural series. Widen it to Lancaster County and the USDA survey reads Wymore at about 20 percent of the survey, with Aksarben and Pawnee alongside it. The texture split is 82 percent clay and 9 percent silt. Linear extensibility, the measure of how much a soil swells when it takes on water and shrinks when it dries, is weighted at 6.73 percent here, which USDA reads as high shrink swell potential.

The seasonal cycle here

A frost line of 36 to 42 inches and 60 to 80 freeze thaw cycles a year are the backdrop to every foundation in this area. With 35 to 40 inches a year of rain and snow, the ground beside a footing is wet in spring and dry by August.

The age of the housing

Most of what we walk into here was built in the 1970s, 18,536 homes, around a median build year of 1980. Pre 1980 construction accounts for 62,707 homes here, and that is the group where original drainage is usually the story. 29 percent of the housing here, 34,043 units, sits in buildings of five or more, so a fair share of local work is on shared structures rather than single family homes. 64 percent of owner occupied homes here carry a mortgage, which is usually why a lender or an appraiser is the first to ask about a crack.

What Lincoln customers say

My home had some problems with water in our basement and Epp foundation repair was able to come and fix it. Sam and his team was very professional and got the work done fast. He was very kind and managed the work well. Now our basement is dry and we have no problems. If you are in the Lincoln area and have home repair needs I recommend Epp foundation repair.

I wanted to take a moment to let you folks at Epp know how please I was with the install. The guys where very polite and helpful. On Monday at 8:00 A.M. Sam greeted me at the door to let my know the work was about to start and when I asked the guys about any concern I had they had the answer. When Sam asked my input on the window wells on the west side of the house I was impressed, Sam even took the time to show me how the placement would look so I could make the final call. Before I knew it the week and the work was done, the boys did a great job of cleaning up and was nice enough to leave me a little pile of dirt for some fill in around the yard and some for the garden. Epp you can be proud of your Lincoln team from the friendly sale man, to the lovely ladies in the office quick to answer my call, and your hard working men on the job. Thanks for a great job done.

This fall, due to recurring droughts and shrinkage, the front of my house decided that it might like to wander out into the street. Epp shored it up quickly, and the job foreman, Corey, was quick to explain everything they were doing in a way that I could easily follow. If your house looks like it wants to set out on its own, I'd recommend giving Epp a call.

Lincoln FAQ

Common questions from Lincoln homeowners.

Don't see your question here? Our team is happy to help. Reach out anytime.

Soil conditions vary across Lincoln, and can change significantly from block to block, so we don't assume a single soil type for the whole city. Moisture swings and seasonal freeze-thaw cycling are common drivers of foundation movement in this region. The specific cause at your home is something we confirm with a full on-site inspection, not something we assume from an address.

Any figures shown above are general context only and are not project quotes. A precise figure is provided on the Customized Repair Estimate after on-site inspection.
