Each cause gets sistering, replacement, or a permanent support, and the repair follows the survey rather than a guess.

And the cause comes before the framing. A 1965 ranch in Lancaster County with a sagging dining room floor has one of three problems: rotted joists from chronic crawl moisture, an undersized joist run that has crept under decades of load, or a settled or rotted pier supporting a girder. A rotted sill plate can cause the same symptoms; Epp's inspection checks for it, but sill plate replacement itself is a separate scope Epp does not perform. Each cause has a different fix, and sistering joists on top of an uncorrected source buys 3 to 5 years before the new lumber follows the old. Crawl-space structural repair is everything load-bearing below the subfloor and above the foundation footings: joists, girders, and posts and piers, along with the structural connections between them. Failure modes fall into a predictable order. Rotted joists show up in chronically wet crawls without vapor barriers. The joist underside closest to the dirt floor wicks soil moisture for decades and fails first. Settled or rotted piers appear in pier-and-beam crawls. Undersized joists are a 1960s and 1970s construction issue. 2x8 lumber on 16-inch centers spanning 14 feet is at the edge of code and creeps under load over 40 years. A rotted sill plate, most common in pre-1960 NE/IA homes where the foundation lacks proper flashing and chronic seepage saturates the wood, can produce the same soft-floor symptoms; Epp's inspector probes it on every visit, but sill plate replacement is a separate scope Epp does not perform. Every repair starts with the laser-level survey. Epp's inspector reads floor elevation at a 4-foot grid across the affected room, identifies the lowest point, and traces the support path down to the foundation. The scope follows what the survey finds. Sister joists where elevation drops 1/4 inch over 8 feet, replace joists where moisture content exceeds 28% in dry-season readings.
A standard scope on a 1970s ranch with three sagging joists installs over 2 to 4 working days. Temporary support. Crews set adjustable jack posts on plywood pads to relieve load on the affected members while repair proceeds. Member-by-member assessment. Epp's inspector probes every joist, beam, and sill plate section with an awl, reads moisture content with a meter, and marks each member with paint: green for keep, yellow for sister, red for replace. The homeowner sees the marked-up survey before any wood is cut. Sister joist installation. Where a joist has sagged but is structurally sound, a matching 2x dimension lumber sister is installed alongside, full-length where possible, fastened with 4-inch structural screws at 12 inches on center staggered top and bottom. Sistering restores design capacity without removing the existing joist. Joist replacement. Where a joist is rotted to the core or shows visible structural cracking, Epp removes the failed member and installs a new full-length joist re-toe-nailed to sill plate and rim joist, with subfloor re-fastened by structural screws. Permanent support installation. Where the original support is undersized or has failed, Epp installs a helical pier under a girder (driven to bearing strata, typically 10 to 25 feet in NE/IA glacial till), a permanent jack post on a poured concrete footing, or a supplemental girder spanning between bearing walls. Temporary jack posts come out after permanent supports load. Re-level and verify. Target post-repair elevation is within 1/2 inch over a 20-foot floor span. Final laser-level survey is included in close-out documentation. ## Why Midwest Crawls Fail Structurally
Eastern Nebraska and western Iowa loess soil over glacial till holds a perched water table 4 to 8 feet below grade through most of spring. A dirt-floor crawl 30 inches deep sits in that water column for weeks each year. The soil releases 1 to 2 gallons of water vapor per 100 square feet per day, condensing on cooler joist and sill plate undersides. Decades of that cycle accumulate 25 to 35% moisture content in the lowest framing members, and wood-destroying fungi proliferate above 19% moisture content. A chronically wet crawl rots structural members in 25 to 40 years. The Kansas and Missouri clay belt adds expansive clay with plasticity indexes above 30, swelling 15% by volume when wet. That cyclical movement cracks foundation walls, opens entry points for water, and accelerates the moisture-rot cycle. Nebraska, Iowa, Kansas, and Missouri run through 50+ freeze-thaw cycles per winter, each cycle opening cracks slightly wider. Many pre-1980 homes with dirt-floor crawls and no vapor barrier show some level of joist or sill-plate degradation. Most homeowners discover it when a floor starts sagging or a door starts sticking. Symptoms that appear 2 to 5 years after the structural capacity has actually started to drop.
Epp installs sisters, replaces failed joists, sets permanent support piers, and re-levels the floor system. Four adjacent scopes Epp does not perform. Sill plate replacement is structural carpentry at the foundation-to-framing connection, a distinct trade scope from joist and pier work; Epp's crawl space inspection identifies sill plate rot and refers it out. Subfloor leveling and hardwood refinishing after structural repair is finish carpentry scope. Epp leaves the structural floor within 1/2 inch over 20 feet but does not feather self-leveling compound or refinish hardwood. HVAC ducts disrupted by access are HVAC contractor scope; Epp coordinates access and leaves openings clean but does not seal, re-insulate, or replace ducts. Generalized wood-rot remediation beyond the structural members being replaced is general contractor scope, not foundation contractor scope.
Don't repair structural members in a chronically wet crawl. Sister joists and replacement lumber installed in a 65 to 75% humidity environment follow the failed wood within a decade. Crawl space waterproofing and a sealed vapor barrier come first; the crawl dries to under 55% over 30 to 60 days; structural repair follows. Epp may decline structural repair as a standalone scope if the moisture source is not being addressed by Epp or a coordinated trade. Don't replace joists when sistering will restore design capacity. Sistering preserves the existing nailing pattern into the subfloor, usually costs less than replacement, and meets code for sag correction up to 1 inch over a 10-foot span. Full replacement is warranted only when probe testing shows core rot or visible structural cracking.

Summer dew points routinely exceed 65 degrees across our service region, which means traditional vented crawl spaces pull humid outside air into the home all season. Combined with high water tables and clay backfill, vented crawls become mold incubators. Modern building science calls for sealed, dehumidified crawls in this climate.
Most of eastern Nebraska and western Iowa sits on wind-deposited loess, a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts, pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.
The Marshall and Sharpsburg loess series, dominant across the eastern Nebraska service area, are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.
Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.
In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode. Consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.
