Crawl Space Vapor Barriers: how it works and when it's the right call.
The barrier blocks vapor diffusion at the source. A typical 1,500 sq ft NE or IA crawl floor evaporates 10 to 15 gallons of water per day in summer through capillary rise from groundwater and ground-stored heat driving moisture upward. Building Science Corp research has measured this for two decades. Without a barrier, that water vapor migrates straight up to joists and subfloor sheathing where it condenses, raises RH above 60%, and feeds mold and rot. A properly installed 20-mil reinforced barrier reduces ground vapor transmission by 99%+ when seams are sealed and wall terminations are secure. The barrier alone solves the floor evaporation pathway, but in NE and IA's humid climate, a standalone barrier without sealed vents and dehumidification still allows summer humid air to enter through foundation vents. Dave Epp's field rule: a vapor barrier alone is a partial fix; a barrier as part of full encapsulation is the durable solution.

How we install crawl space vapor barriers.
Step 01.Crawl Prep and Debris Removal
Epp Foundation Repair clears the crawl floor of construction debris, old fiberglass insulation that has fallen from between joists, decomposed organic matter, and any old plastic sheeting from prior partial attempts. The dirt floor gets graded smooth where possible so the new barrier lies flat without tenting over high spots.
Step 02.Barrier Material Selection and Layout
Epp specs 20-mil reinforced polyethylene for crawls with foot traffic, HVAC service access, or storage; 10-mil reinforced for non-traffic crawls. The material gets staged at the crawl access point, cut to rough panel sizes, and laid out in a sequenced installation order. Back of crawl first, working toward the access opening.
Step 03.Floor and Wall Coverage Installation
The barrier covers the entire dirt floor and extends 6-12 inches up the foundation walls. Adjacent panels overlap 6-12 inches at every seam. Epp crews cut the sheet around support posts, HVAC penetrations, plumbing risers, and electrical conduit with tight collar seals using butyl tape and polyurethane foam at penetrations.
