Epp Foundation Repair starts with a water-source diagnostic during the on-site inspection. Three primary sources show up in regional crawl spaces. First, hydrostatic groundwater. Water table rising above footing level and pushing through wall-floor joints. Gets an interior perimeter drainage system with sump pit and pump. Second, surface water entering at the foundation from poor exterior grading, downspout discharge too close to the wall, or saturated soil from irrigation. Gets an exterior french drain placed 4 to 8 feet out from the foundation, intercepting water before it reaches the wall. Third, severe cases where both sources are active. Typically older homes with high water tables and decades of neglected gutters. Get a combination system: exterior french drain to handle surface water plus interior drainage to handle what still makes it through. The decision matrix is built from the diagnostic, not from a generic estimate.

Step 01.Diagnose the Water Source
Epp Foundation Repair inspects the crawl space, the exterior grading, the gutter and downspout layout, and the surrounding landscape to determine where water is entering. Standing water at the perimeter wall during dry weather points to a high water table (interior drainage). Standing water only after rain events with debris staining points to surface water entry (exterior drainage).

Crews excavate a perimeter trench, lay gravel and perforated pipe sloped to a sump pit, install drainage matting at the wall-floor junction, and set a sump pump with discharge to a code-compliant exterior outlet.
