A horizontal gap where the deck meets the pool coping means the deck has dropped relative to the pool shell. A small gap can be sealed cosmetically; a wider gap needs the deck lifted before sealing, otherwise the gap can reopen.

Use a 4-foot level across the deck. Any reverse slope toward the coping is a drainage failure and a tripping hazard. Pool decks are designed to drain away from the water; when they drain toward it, every rain accelerates the backfill problem.

Cracks that run parallel to the pool edge a short distance out usually mark where the backfill zone ends and natural soil begins. The deck cracks where it bridges that boundary as the backfill side settles faster than the soil side.

When a pool is installed, the excavation around the shell is wider than the pool itself, leaving a backfill zone on all sides. Structural fill should be placed in thin lifts and compacted. In practice, that zone is often filled with whatever soil came out of the hole and lightly walked over.

Expansive clay heave and shrink cycling
Across central Kansas, northern Missouri, and parts of southern Iowa, expansive clay shrinks in dry summers and swells back when rain returns. A pool deck poured over expansive clay rides that cycle: it lifts in spring, drops in late summer, and over time develops cracks at the joints and elevation differences between panels. The pool shell itself is engineered to flex with the clay; the deck slab is not.

Downspout discharge eroding sub-deck fill
House downspouts that drain near a pool deck saturate the backfill on the foundation side, accelerating settlement on that edge specifically. Vinyl-liner and fiberglass pools rarely move once set. Concrete or gunite pools can shift if hydrostatic pressure builds beneath an empty shell, or if foundation soils beneath the pool itself have failed. When the pool shell is moving, the deck is the symptom and lifting the deck does not solve the problem. Epp Foundation Repair refers these to qualified pool contractors. Surface drainage flowing toward the pool
Pool decks should slope away from the pool at roughly 1/4 inch per foot. When deck settling reverses that slope, rainwater and pool splash-out drain toward the coping and back into the soil at the pool wall. The result is a self-feeding loop: settled deck causes water to pool at the coping, water at the coping further saturates the backfill, backfill settles more, deck drops more.

Why do driveways, sidewalks and patios settle in Nebraska and Iowa?
Concrete depends on the soil underneath it for support. Runoff along an edge or a downspout that empties beside a slab can wash out or soften that soil, and part of a driveway, sidewalk or patio can then settle or tilt. Water under a slab that freezes and thaws can also leave gaps beneath it.

What kind of soil is around Lincoln and Omaha?
Based on USDA soil survey data for Lancaster County (Lincoln) and Douglas County (Omaha), clay is the main soil type in both counties. The survey rates Lancaster County high and Douglas County moderate for shrink swell. Clay can swell when it gets wet and shrink as it dries, so a slab or foundation on clay can move up and down with the seasons. The soils that cover the most ground in Lancaster County are Wymore and Aksarben, and in Douglas County they are Contrary and Marshall.
Loess, the wind deposited silt common in eastern Nebraska and western Iowa, can lose strength and settle when it gets wet. Water can reach it from runoff, a plumbing leak or a downspout that empties next to the house.
How does freezing weather affect footings and basement walls?
In Lincoln and Omaha, soil near the surface can freeze and thaw many times between fall and spring. Each city's building code sets a frost line depth, which is the minimum depth below finished grade for a footing. It is 36 inches in Lincoln and 42 inches in Omaha. Supports that sit above that depth, such as some porches, stoops and chimney footings, can move as the ground freezes and thaws.
Horizontal cracks in a basement wall are more often linked to pressure from the soil outside the wall than to settlement. Wet soil pushes harder against a wall than dry soil, and soil that freezes against the wall can add to that pressure.
