Stem wall repair addresses the short foundation wall under a crawl space once the crack pattern identifies the cause: shrinkage, rusting rebar, lateral soil pressure, or a settling footing. A hairline shrinkage crack only needs sealing; a wall moving because its footing is settling needs underpinning before any sealant, since sealing a wall that is still moving just relocates the crack.

A stem wall is the short concrete or block wall that rises from your footing and supports the floor structure of a home built over a crawl space. It carries real load. So when a stem wall cracks, spalls, or shows rusting rebar bleeding through the surface, that is a structural concern, not a cosmetic one. Epp Foundation Repair has diagnosed and repaired stem walls across Nebraska, Iowa, Kansas, and Missouri since 1994, and the first rule we apply is the same one we apply to every foundation crack: figure out why the wall is failing before deciding how to fix it. A repair that seals the crack but ignores the cause just buys you a few months.
Stem walls fail for a few distinct reasons in our region, and each points to a different repair. The most common driver is moisture and the freeze-thaw climate. Eastern Nebraska and western Iowa run 50 to 70 freeze-thaw cycles a year with frost reaching 36 to 42 inches deep. Water gets into the concrete through hairline openings, freezes, expands, and breaks the surface apart cycle after cycle. That is spalling, the flaking and chipping you see on an aging stem wall. The second driver is rusting rebar. The steel inside the wall sits close to the surface, and once moisture reaches it the steel rusts and swells to several times its original volume. That expansion pushes the concrete off from the inside, a process that cracks and crumbles the wall along the line of the bar. The third driver is soil movement. The expansive clay and loess soils across this region swell when wet and shrink when dry, applying cyclical pressure and, where a footing settles, dropping a section of wall and opening cracks above it.
The pattern of the damage tells the story. A hairline vertical crack from concrete shrinkage is usually cosmetic and only needs sealing to keep water out. A horizontal crack, or surface that is spalling along a straight line with rust stains, points to corroding rebar and needs the steel addressed, not just the surface patched. A stair-step or widening crack means the wall is moving, and the real problem is under it, a settling footing that needs support before the wall itself is touched. This is why Epp does not quote a stem wall repair over the phone. We measure, and on cracks where movement is unclear we install a calibrated crack monitor and return 30 to 90 days later to read whether the crack is active or stable. About one in three monitored cracks turn out stable and need only sealing, and we would rather tell you that than sell you reinforcement you do not need.
The repairs themselves are matched to the cause. For a stable structural crack in poured concrete, epoxy injection bonds the two sides back into a single unit stronger than the surrounding concrete. For a wet or actively leaking crack, polyurethane foam seals against water but does not restore strength, so on water-active structural cracks Epp injects polyurethane first to stop the leak, then epoxy to restore the bond. Where rebar has rusted and broken the concrete, the compromised area is addressed and the wall reinforced so the failure does not march down the bar. Where the wall is cracking because the footing below it is settling, the honest fix is underpinning that footing with helical or push piers first, because sealing a wall that is still moving just relocates the crack within a season. Carbon fiber straps reinforce a wall under bending or lateral pressure where the wall itself is sound enough to stabilize in place.
One point of honesty: our goal on any settlement repair is permanent stabilization. Some lift may be possible depending on conditions, but we never promise to return a wall to perfectly level, and any contractor who guarantees lift is overselling. Stabilization is what we guarantee. Lift is a possible bonus.

Most of eastern Nebraska and western Iowa sits on wind-deposited loess, a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts, pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.
The Marshall and Sharpsburg loess series, dominant across the eastern Nebraska service area, are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.
Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.
In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode. Consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.

Sealing or patching a stem wall is the wrong scope when the wall is cracking because the footing beneath it is settling, because injection alone leaves the movement unaddressed and the crack returns. In that case the footing must be stabilized with helical or push piers first, then the wall repaired. Likewise, a crack under active lateral pressure needs reinforcement before any sealant.
