Crawl Space Repair in Council Bluffs

Crawl Space Repair near you in Council Bluffs

Council Bluffs lies inside Pottawattamie County in Iowa. Council Bluffs is home to about 62,670 people in roughly 25,479 households. Owners occupy 63 percent of the housing here, and 18,776 homes are detached single family.

Work here is served from the Omaha office, about 20 minutes away at 13 miles. Across Pottawattamie County as a whole there are 30,073 detached single family homes, and 70 percent of occupied housing is owner occupied. This town accounts for about 64 percent of the county's housing. Pottawattamie County holds about 93,407 people and 40,022 housing units in total. Half the housing predates 1964, and the years before 1940 were the busiest building years at 7,881 homes. A median home value of $153,400 and a median household income of $61,181 is what the American Community Survey records. Owners hold 16,152 of the occupied homes, renters the other 9,327. Roughly 72 percent of the housing here, 18,261 homes, went up before 1980, when footing drains and grade separations were not what they are now.

Population and housing figures: American Community Survey, by way of the Signature Media market data set.

Council Bluffs conditions

Why foundations move in Council Bluffs

The soil this town is built on

A city level sample here returns urban fill, not a natural series. Widen it to Pottawattamie County and the USDA survey reads Monona at about 16 percent of the survey, with Marshall and Ida alongside it. The texture split is 43 percent clay and 43 percent silt. Linear extensibility, the measure of how much a soil swells when it takes on water and shrinks when it dries, is weighted at 4.12 percent here, which USDA reads as moderate shrink swell potential.

The seasonal cycle here

A frost line of 36 to 42 inches and 60 to 80 freeze thaw cycles a year are the backdrop to every foundation in this area. With 35 to 40 inches a year of rain and snow, the ground beside a footing is wet in spring and dry by August.

The age of the housing

Most of what we walk into here was built before 1940, 7,881 homes, around a median build year of 1964. Pre 1980 construction accounts for 18,261 homes here, and that is the group where original drainage is usually the story. 20 percent of the housing here, 4,973 units, sits in buildings of five or more, so a fair share of local work is on shared structures rather than single family homes. 61 percent of owner occupied homes here carry a mortgage, which is usually why a lender or an appraiser is the first to ask about a crack.

Soil survey: USDA NRCS Soil Data Access (SSURGO), sdmdataaccess.nrcs.usda.gov.

"Moisture is the quiet one. There's no flood, no obvious leak, and most homeowners don't know they have a problem until I show them the humidity meter pinned near the top of its range. By that point the joists have been working harder for years. Encapsulation isn't an upgrade. For a NE or IA crawl, it's where the code is heading anyway."

What Omaha customers say

Brenton and Sam were both really great to work with. I felt like everything was well explained & the whole process was quick and seamless.
Nicole H.October 2025via Google
Work done to-date is high quality, however I'm not satisfied with the 1'" elevation difference between the last pad (south end) of the sidewalk and the driveway/ neighbor's walk. Can this be fixed? Also, the project was expected to be completed in 2-3 days but its been weeks and it still not complete. This was not a great incontinence just had to recontact, and review before getting the final corner poured. There is sealing yet to finish on the corner and a few mud jack holes to patch.
Phillip E.July 2025via Google
Fantastic company. They did a great job with the carbon fiber straps in my basement. Planning to get have push piers installed in the summer to fix the settlement in one corner of my house so I'll definitely be coming back to Epp for that as well
