Pre-Construction Piers: how it works and when it's the right call.
Preconstruction helical piers support a new building's footings on firmer soil before the concrete is poured. They are used when the geotechnical report shows that the soil near the surface is too soft, too variable, or too wet to carry the planned load on its own. A helical pier is a steel shaft with one or more helical plates. The pier is turned into the ground with hydraulic equipment until the plates reach the bearing soil the engineer of record specifies. The top of the pier is then tied into the footing, so the building's load goes down the pier to that soil instead of resting on the weak layer above it. Epp works as a subcontractor to the general contractor. The pier layout follows the engineer of record's pier schedule, and the work is sequenced with your superintendent.
How we install pre-construction piers.
Step 01.Send the Package
Send the structural drawings, the geotechnical report, and the pier schedule, or a written description of the project.
Step 02.Pier Layout and Review
Epp prepares a pier layout to the engineer of record's schedule. The layout goes back to the engineer for review before crews mobilize.
Step 03.Written Scope and Price
You receive a written scope, a lump sum or unit price, and a realistic schedule.
Step 04.Installation
Crews arrive on the date in the proposal and install the piers to the approved layout. Multiday jobs get daily progress photos.
Step 05.Closeout
Installation records, as built drawings, and lien waivers are delivered with the final invoice.
"There are neighborhoods in Kansas City and around St. Joseph where I can drive down the street and tell you which decade the homes were built just by looking at the door frames. The clay under those subdivisions has a high plasticity index. It swells and shrinks every season more than the soil around it. If a builder calls me before pouring, I'll tell them the same thing every time: spend the money on helical piers now, or your client will spend a good deal more on them later. Pick."
