Failing Commercial Retaining Walls: Signs, Causes, and Repair

Retaining walls beside parking lots, loading docks, and drives carry the soil behind them and the traffic above them. Epp Foundation Repair finds why a wall is moving and works from the engineer of record's drawings on commercial projects.

What this symptom means

Failing Retaining Walls: diagnosed and explained.

A failing retaining wall is a wall that holds back soil and has started to lean, bulge, crack, or slide. Commercial sites use retaining walls to hold back slopes beside parking lots, loading docks, drives, and buildings. Those walls carry the weight of the soil behind them, and often the weight of cars, trucks, or equipment near the top. When water builds up behind a wall, or the soil pushes harder than the wall was built to resist, the wall can start to move. Finding why it is moving comes before choosing a repair, and on a commercial site that work is usually coordinated with the engineer of record.

Catch It Early

Watch for these along a retaining wall.

  1. 01

    A wall that leans

A wall that tips forward from plumb is moving under the load behind it.

  2. 02

    Bulges in the face

A section that bows out from the rest of the wall can mean pressure is building behind it.

  3. 03

    Cracks and separating joints

Cracks through the wall, or joints that open where sections meet, can show where the wall is moving.

  4. 04

Water or soil at the base

Water seeping through the wall, or soil washing out at its base, can mean drainage behind it is not working.

  5. 05

    Cracked paving at the top

Cracks in the pavement or slab above a wall can form when the wall moves away from the soil it holds.

Most Common Causes

What causes failing retaining walls in Midwest homes.

  1. 01

    Water Pressure Behind the Wall

Soil behind a wall gets heavier when it is wet, and water that cannot drain pushes on the wall as well.1 Blocked or missing drainage behind a wall can add a lot of pressure.

  2. 02

Loads Near the Top of the Wall

Parking, truck traffic, or stored material near the top of a wall adds weight the wall may not have been designed to hold back.

  3. 03

    Frost Behind the Wall

Wet soil behind a wall can freeze and expand in winter, which pushes on the wall.

  4. 04

    Settlement Under the Base

If the soil under the base of the wall settles or washes out, the wall can tip forward.

Permanent Solutions

How commercial specialists actually fix failing retaining walls.

Solving failing retaining walls means addressing the underlying soil, pressure, or settlement cause. Not just patching the visible damage. Below are the engineered solutions we install most often for this symptom in Nebraska, Iowa, Kansas, and Missouri homes.

Regional Context

How do soil and climate in Nebraska and Iowa affect buildings and slabs?

Buildings and slabs rest on the soil under them, so when that soil gets wetter, drier or colder, they can move.

What kind of soil is around Lincoln and Omaha?

Based on USDA soil survey data for Lancaster County (Lincoln) and Douglas County (Omaha), clay is the main soil type in both counties. The survey rates Lancaster County high and Douglas County moderate for shrink swell. Clay can swell when it gets wet and shrink as it dries, so a slab or foundation on clay can move up and down with the seasons. The soils that cover the most ground in Lancaster County are Wymore and Aksarben, and in Douglas County they are Contrary and Marshall.

Loess, the wind deposited silt common in eastern Nebraska and western Iowa, can lose strength and settle when it gets wet. Water can reach it from runoff, a plumbing leak or a downspout that empties next to the house.

How does freezing weather affect footings and basement walls?

In Lincoln and Omaha, soil near the surface can freeze and thaw many times between fall and spring. Each city's building code sets a frost line depth, which is the minimum depth below finished grade for a footing. It is 36 inches in Lincoln and 42 inches in Omaha. Supports that sit above that depth, such as some porches, stoops and chimney footings, can move as the ground freezes and thaws.

Horizontal cracks in a basement wall are more often linked to pressure from the soil outside the wall than to settlement. Wet soil pushes harder against a wall than dry soil, and soil that freezes against the wall can add to that pressure.

"After more than two decades of repairing retaining walls across Nebraska and Iowa, I can tell you that 80% of the walls homeowners want torn down can actually be stabilized in place with tieback anchors and a proper drainage retrofit. The other 20% have to come down, and the honest part of this job is telling you which is which before you spend the money."

After the cause is found, a leaning or bulging wall can often be stabilized with helical tiebacks through the wall or anchor systems set behind the wall. Drainage behind the wall is checked at the same time. Where nearby structures need support from deeper soil, helical pier support for commercial sites may be part of the plan. The goal is to stop further movement. Straightening a wall is never promised.
