Crawl Space Encapsulation in Lincoln

Crawl Space Encapsulation near you in Lincoln

Lincoln lies inside Lancaster County in Nebraska. Lincoln is home to about 290,531 people in roughly 118,332 households. 56 percent of occupied homes are owner occupied, and 69,754 of them are detached single family houses.

This is one of the towns with an Epp office in it, so the trucks leave from inside the city limits. Half the housing predates 1980, and the 1970s were the busiest building years at 18,536 homes. A median home value of $230,400 and a median household income of $67,846 is what the American Community Survey records. The split is 66,654 owner occupied to 51,678 rented. Roughly 53 percent of the housing here, 62,707 homes, went up before 1980, when footing drains and grade separations were not what they are now.

The sealed system

How does crawl space encapsulation work in Lincoln?

Lincoln is home to Epp's headquarters on Libra Drive, so crawl space work in Lancaster County is scheduled straight from the office. An encapsulation is built as a system rather than a single product: a sealed crawl space liner covers the dirt floor and walls, the foundation vents are closed, and an encapsulation dehumidifier runs inside the sealed space. That system addresses damp air and a musty smell from the vents; sagging floors or settled posts are handled first as Lincoln crawl space repair.

Problem signs

Crawl space encapsulation problem signs we fix in Lincoln

Based on USDA soil survey data, Lancaster County soil is about 82 percent clay, and clay can hold water close to a foundation wall. The signs tied to water in the ground are listed first.

Lincoln housing

When were Lincoln homes built?

The U.S. Census Bureau survey counts 124,294 homes in Lincoln. Half were built by 1980; about 27 percent predate 1960 and 25 percent are from 2000 or later.

Whatever the age of the house, the inspection checks what covers the soil, whether the vents are open and whether water gets in.

Based on NOAA 1991 to 2020 climate normals for Lincoln Municipal Airport, about 5 miles away, the average July dew point is 65 degrees and precipitation averages 29.3 inches a year. Summer air that comes in through open crawl space vents can leave water on any pipe, duct or joist cooler than 65 degrees.

"A homeowner showed me her hygrometer reading far higher than it should have been in July and asked what was wrong with the air conditioner. Nothing was wrong with the air conditioner. There was a dirt-floor crawl space evaporating water into the house day after day. Cover the dirt, dry the crawl, the humidity drops."

What we install

Crawl Space Encapsulation solutions for Lincoln homes

Each item below is one part of the same sealed system, and the inspection decides which parts a Lincoln crawl space needs. Fixes for water in the ground are listed first.

Cost and scope

What does crawl space encapsulation cost in Lincoln?

Pricing depends on the size of the crawl, how much water gets in, and whether drainage or a sump goes in first. The free inspection ends with a Customized Repair Estimate that states the scope and the price.

When is crawl space encapsulation not the right fix?

If the posts, beams or joists under the house have moved, crawl space repair comes first, and the sealed system goes in once the structure is sound.

What Lincoln customers say

My home had some problems with water in our basement and Epp foundation repair was able to come and fix it. Sam and his team was very professional and got the work done fast. He was very kind and managed the work well. Now our basement is dry and we have no problems. If you are in the Lincoln area and have home repair needs I recommend Epp foundation repair.

I wanted to take a moment to let you folks at Epp know how please I was with the install. The guys where very polite and helpful. On Monday at 8:00 A.M. Sam greeted me at the door to let my know the work was about to start and when I asked the guys about any concern I had they had the answer. When Sam asked my input on the window wells on the west side of the house I was impressed, Sam even took the time to show me how the placement would look so I could make the final call. Before I knew it the week and the work was done, the boys did a great job of cleaning up and was nice enough to leave me a little pile of dirt for some fill in around the yard and some for the garden. Epp you can be proud of your Lincoln team from the friendly sale man, to the lovely ladies in the office quick to answer my call, and your hard working men on the job. Thanks for a great job done.

This fall, due to recurring droughts and shrinkage, the front of my house decided that it might like to wander out into the street. Epp shored it up quickly, and the job foreman, Corey, was quick to explain everything they were doing in a way that I could easily follow. If your house looks like it wants to set out on its own, I'd recommend giving Epp a call.
