A lintel is the beam that spans the top of your garage opening and carries the wall, roof load, and sometimes a room above. A wide garage door creates one of the longest unsupported spans in the house, so any weakness shows up here first. Epp Foundation Repair sees sagging lintels start three ways: the original beam was undersized for the span, the supporting wall or footing on one side has settled, or water and freeze-thaw cycles have weakened the masonry holding it. Across Nebraska, Iowa, Kansas, and Missouri, the ground does most of the damage. Expansive clay and loess soils swell when wet and shrink when dry, and 50 to 70 freeze-thaw cycles a year work the footing up and down. When one side of the opening drops even half an inch, the lintel tilts and cracks open above the door. The reason to act early is simple. A lintel problem caught while it is cosmetic costs far less than one caught after the door binds, the header rotates, or the brick above starts to drop. The crack is the cheap warning. The structural failure is the expensive one.

    Footing Settlement on One Side

    When the soil under one side of the garage opening compresses or washes out, that side drops and the lintel tilts. Loess and clay soils in Nebraska and Iowa lose volume as they dry out, which pulls support away from a footing that was never undersized to begin with.

    Undersized or Improperly Installed Beam

    Wide garage openings need a beam sized for the span and the load above it. Builders sometimes used a lintel that was too light or set it without proper bearing on each end. The beam holds for years, then begins to deflect as cumulative load and seasonal movement find the weak point.

    Moisture and Freeze-Thaw Damage

    Water that runs off the roof or pools at the garage corner soaks the masonry under the lintel ends. With 50 to 70 freeze-thaw cycles a year, that wet block or brick cracks and crumbles, and the bearing surface holding the beam slowly fails.

Loess soils and the crack patterns they produce

Most of eastern Nebraska and western Iowa sits on wind-deposited loess, a fine, silty soil 10 to 200+ feet deep. Loess holds its structure when dry but loses cohesion rapidly when saturated. After a wet spring, saturated loess expands against foundation walls. After a dry Nebraska summer, it contracts, pulling away from footings, creating voids beneath slabs, and producing the vertical and diagonal settlement cracks we see most frequently on the Lincoln, Omaha, Council Bluffs corridor.

The Marshall and Sharpsburg loess series, dominant across the eastern Nebraska service area, are particularly prone to this cyclical volume change. Homes built in the 1960s, 1980s on uncompacted loess backfill show the highest incidence of progressive settlement cracking in our inspection data.

Frost depth, freeze-thaw cycles, and horizontal cracking

Eastern Nebraska's 36, 42" frost penetration depth means the soil below grade freezes and thaws 60, 80 times per year. Each cycle applies lateral pressure to basement walls. A wall that holds through ten cycles can fail in the eleventh if drainage has worsened, backfill has settled, or the wall was already at capacity. Horizontal cracks near the soil grade line are almost always a freeze-thaw story in this region.

In eastern Kansas, expansive clay pockets near the surface introduce a different failure mode. Consistent volume change regardless of frost depth. Horizontal cracking in Kansas foundations typically traces to clay expansion; the same pattern in Nebraska more often indicates frost-driven hydrostatic pressure.
