Reducing Pests: how it works and when it's the right call.

Pests follow water and food. In a vented dirt crawl space, the soil gives off moisture every day, and humidity across Nebraska, Iowa, Kansas, and Missouri can sit above 70 percent for months. That damp wood feeds termites and carpenter ants, the standing water draws spiders and mosquitoes, and the open foundation vents and gaps around pipes let mice walk right in. A mouse fits through a hole the size of a small coin, so the gaps matter. Encapsulation breaks the cycle. Epp Foundation Repair lays a heavy-duty 12 to 20 mil vapor barrier across the floor and up the walls, sealed at every seam and pier, so soil moisture can no longer escape into the space. A dehumidifier holds the air below the roughly 60 percent humidity level where mold and wood-decay fungus grow, which removes the soft, rotting wood pests feed on. Sealing the foundation vents and the rim joist closes the open doors insects and rodents used. Epp also seals around plumbing and utility penetrations, which are common rodent highways. The result is a clean, dry, plastic-lined space with no exposed dirt, no standing water, and no easy way in. Most insects and rodents simply move on to an easier target. None of this poisons anything, and that is the point. You are changing the habitat, not treating the population. For bugs or rodents already living under the house, a licensed pest control company handles the extermination, and the dry, sealed crawl space keeps them from coming back once they are gone.

Installation Process

How we install reducing pests.

Step 01.Crawl Space Inspection and Entry-Point Mapping

Epp Foundation Repair inspects the full crawl space, measures humidity, and notes standing water, wood damage, droppings, and every gap a pest could use. The crew maps open vents, rim-joist gaps, and pipe penetrations. If an active infestation is present, Epp recommends a licensed pest control company first, then schedules the sealing work.

Step 02.Cleanout and Moisture Source Removal

The crew removes debris, old insulation, and any pest-damaged material from the floor of the crawl space. Standing water is addressed with a sump system if needed. A clean, dry base is required before the barrier goes down, so this step sets up everything that follows.

Step 03.Vapor Barrier and Vent Sealing

Epp installs a heavy reinforced vapor barrier across the floor and up the walls, sealed at every seam, pier, and penetration. Foundation vents are sealed and the rim joist is closed off. Gaps around pipes and utilities are sealed to shut the routes rodents and insects used to enter.

Step 04.Dehumidifier and Final Seal Check

A crawl space dehumidifier is set to hold humidity below roughly 60 percent. The crew walks the finished space to confirm the barrier is continuous and every access point is sealed. Epp documents the work with photos so you can see the before and after without going under the house yourself.
