Collect Standing Water at the Surface Before It Reaches Your Crawl Space
Epp Foundation Repair installs surface drains, also called catch basins or area drains, to pick up water pooling in yard low points near the foundation and carry it away below ground.
Let's take the first step toward a healthy home.
A local specialist will inspect your foundation, walk you through the findings, and send a clear estimate, no cost, no pressure.
Surface Drains: how it works and when it's the right call.
A surface drain works on a simple principle: give water a path that is easier to follow than pooling and slowly soaking into the ground. Epp Foundation Repair sets a grated catch basin at the low point where water is collecting, connects it to solid buried pipe, and routes that pipe to a discharge point clear of the foundation, either daylighting on a downslope or tying into an existing drainage line. Because the inlet sits below grade with only the grate visible at the surface, a finished surface drain blends into the lawn or landscaping rather than leaving an above ground pipe running across the yard. The system needs periodic attention to keep the grate clear of leaves, grass clippings, and other debris, since a clogged inlet stops working the moment it can no longer take in water as fast as it arrives. Epp Foundation Repair sizes the inlet and the pipe run to the amount of water the low point actually collects, and plans the route to avoid trees, irrigation lines, and other buried utilities before any digging begins.
How we install surface drains.
Step 01.Identify where water is actually collecting
Epp Foundation Repair walks the property, ideally during or shortly after a rain, to find the low points where water pools rather than draining away, and confirms how those spots relate to the foundation and crawl space vents.
Step 02.Plan the pipe route and discharge point
The route from the catch basin to a safe discharge point is planned to avoid trees, irrigation lines, and other buried utilities, ending somewhere the water will not simply pool again.
Step 03.Set the catch basin and connect the pipe
A grated inlet is set at the low point, connected to buried pipe running at a steady grade to the discharge point, so water collected at the surface keeps moving instead of backing up in the line.
Step 04.Test and confirm drainage
Epp Foundation Repair checks that water entering the grate actually reaches the discharge point and moves away from the house, confirming the system works as installed rather than just on paper.
"The mistake I see most often is a homeowner who paid a handyman to drop a sump pump in the middle of the crawl. Water still has to cross the whole dirt floor to reach it. The perimeter matting catches it right where it comes through the wall. That's the difference between a system that works and a pit full of standing water."

Crawl Space Mold
Epp Foundation Repair has diagnosed crawl space moisture conditions across Nebraska, Iowa, Kansas, and Missouri since 1994. Mold spores exist in every crawl space. They only colonize when humidity stays above 60% for 48 hours or more.

Deteriorating Insulation
Fiberglass batts drooping between your floor joists or falling to the crawl space dirt. The insulation itself is the symptom. The cause is humid air and ground moisture that the insulation can no longer hold back.

High Energy Bills
Heating and cooling costs creeping up while your thermostat stays the same. A damp, vented crawl space pulls in outside air and lets conditioned air leak out through the floor. Your system runs longer to make up the difference.
