Downspout Extensions: how it works and when it's the right call.
Rainwater collected by the gutters travels down the downspout and, without an extension, is released within a foot or two of the foundation wall. That water soaks into the soil right next to the crawl space and adds directly to whatever groundwater is already present. A downspout extension moves that release point several feet farther out, so the water spreads into the yard rather than concentrating against the foundation. Epp Foundation Repair installs extensions that run either above ground or buried below the surface, depending on the yard and how the homeowner wants the extension to look. A buried extension keeps the yard clear for mowing and stays out of sight, while an above-ground extension is simpler to inspect and clean. Either option accomplishes the same goal, which is reducing how much water reaches the soil directly around the crawl space. This step does not replace a crawl space encapsulation system or a drainage system where one is needed, but it removes an easily avoidable source of moisture before that system has to work to keep up with it.
How we install downspout extensions.
Step 01.Check Existing Downspout Length
Epp Foundation Repair checks how far each downspout currently carries water from the foundation and identifies any that are feeding water into the crawl space.
Step 02.Choose Above-Ground or Buried Extensions
The homeowner and Epp Foundation Repair decide between an above-ground extension, which is simple to inspect, or a buried extension, which stays out of the way of mowing and yard use.
Step 03.Install the Extension
The extension is attached to the downspout and routed to a release point several feet from the foundation, directing water away from the soil around the crawl space.
Step 04.Confirm Water Flows Away From the Foundation
Epp Foundation Repair checks that water flows freely through the extension and away from the crawl space wall, and looks at a catch basin or French drain where the yard still holds it.
"A vapor barrier alone on a high-humidity crawl just moves the condensation from the dirt to the joists. I'd rather lose the sale than install a system that fails before long and the homeowner blames us. The barrier is the floor of the encapsulation system. Without the dehumidifier on top of it, you've built a foundation with no house."
