Foundation Repair in Omaha, NE
The foundation beneath this Omaha garage had sustained damage from an earlier repair attempt and from the clay soils common to Douglas County, which undergo moderate shrink-swell cycles. Concrete support beams were failing, and a previously installed supplemental beam had been tied into the existing structure in a way that allowed the foundation wall to settle further. One of the failing concrete beams showed enough integrity to warrant salvage, while the structural system as a whole needed substantial reinforcement and stabilization.
Epp Foundation Repair installed two additional 6-inch I-beams and five full-height post beam jacks with footings to redistribute and support the overhead load. The salvageable concrete beam was treated with rush inhibitor and hydraulic cement, then wrapped in carbon fiber fabric to arrest further deterioration. Six carbon fiber straps were installed on the west wall, and the exterior drainage was improved with new yard drainage elements and gravel beds along the foundation perimeter. The work was thoroughly documented across 7 site visits with 190 on-site photos and a 3-member crew, ensuring quality control and a complete record of the repair.
Completed and documented on site by Epp Foundation Repair’s field crew. Serving Nebraska homeowners since 1994.
