## Warranties

## Universal conditions (every certificate)

- **Full payment must be collected before any warranty is in force.** Every certificate carries: "This warranty is not valid until full payment for work is collected."
- Each warranty is made in lieu of all other warranties, expressed or implied; there are no other verbal or written warranties.
- Warranties are transferable at no charge if a Warranty Transfer Request is submitted within 90 days of the property transfer.
- Contractor-set benchmarks (vertical for piers, horizontal for wall systems) are the sole method for determining future movement.

## Push and Helical Piers (Titan)

| **Exclusions** | Heave or upward movement from soil expansion; consequential damage (concrete, brick, mortar, sheetrock, wallpaper, paint, rigid materials, furnishings); settlement from slope failure, soil creep, earthquake, flood, seismic events, tornado, or other acts of God. |

## Slab Piers

## Steel I-Beam Wall Brace

## Carbon Fiber System (contract name: Carbon Strong Fortified Wall System)

## Wall Plate Anchor and C-Channel Wall Anchor

| **Requirements** | Corner to corner anchoring. The customer may tighten the anchors as the manufacturer recommends but assumes all liability for damage from over tightening. Full payment collected. |

## Post Beam Jacks (crawl space support jacks)

| **Requirements** | Full payment collected. The contract adds that moisture or humidity may require additional systems at the customer's expense. |
| **Exclusions** | Any part of the structure not supported by Epp-installed jacks; consequential damage (concrete, brick, mortar, sheetrock, wallpaper, paint, rigid materials, furnishings). |

## Interior Drain Tile (basement waterproofing system)

| **Coverage** | Lifetime of the structure for a **full system** (drain tile, vapor barrier, and sump pump with pit installed together). A system missing any of the three components carries a **25 year** warranty instead. |
| **Height rule** | Wall seepage is covered only up to the height of the installed vapor barrier when the barrier is 32 inches tall or shorter; a barrier installed to the full wall height is covered for the full height. |
| **Requirements** | Full payment collected. |
| **Exclusions** | Condensation; seepage through floor cracks; wall seepage above the vapor barrier; systems repaired or altered by others; cracking of replaced concrete; sewer backups; gutters and downspouts; floor drains; door jambs and seal plates; discharge lines; floods; drain tile installed by others. Sump pump and other mechanical parts carry the manufacturer's warranty only. The system is not guaranteed to be radon safe. |
| **Iron ochre** | Where iron ochre is present, drainage coverage is 10 years and depends on an annually renewed Iron Ochre Service Plan; a lapse of more than 30 days past renewal suspends coverage until renewed and serviced (master contract). |

## PolyLift Concrete Lifting (polyurethane foam injection)

| **Coverage** | 5 years from substantial completion against failure of the installed polyurethane to perform its lifting or stabilization function **due solely to defects in materials or workmanship**. The certificate carries no resettlement measurement. The contract states Epp does not guarantee levelness or horizontal movement. |
| **Joint sealant** | 60 days, materials and workmanship, when sealant is in scope. |
| **Requirements** | Acceptance of and compliance with the PolyLift Concrete Lifting Addendum and Expectations Sheet. Full payment collected. Non-warranty return trips carry a $75 service fee. |
| **Exclusions** | Cosmetic damage before, during, or after the work; surface texture or finish variation; drainage or slope correction unless stated in writing; movement from unsuitable soils, erosion, washout, groundwater, or other site factors; pre-existing structural compromise; adjacent untreated slabs; movement from loading, traffic, construction, or site alteration; limits from slab size, thickness, reinforcement, or access. Sealant: separation or cracking from curing, weather, traffic, freeze-thaw, slab movement, appearance change, water, erosion, chemicals, or deicers. |

## Concrete Flatwork (1 year limited)

| **Coverage** | 1 year from substantial completion for material defects and workmanship errors that cause the flatwork to fail to perform as intended under normal use. Remedy is repair or replacement of the affected section at Epp's discretion. |
| **Requirements** | Acceptance of and compliance with the Concrete Flatwork Addendum and Expectations Sheet. Full payment collected. |
| **Exclusions** | Hairline or shrinkage cracking, surface checking, crazing; color, texture, or finish variation; scaling or spalling from deicing salts, chemicals, freeze-thaw, or environment; subgrade settling or heaving beyond Epp's control; improper drainage, standing water, erosion, or site conditions; customer applied loads, vehicles, equipment, or misuse; adjacent pre-existing concrete. "Concrete flatwork is not warranted to remain crack free, nor is it warranted to provide improved drainage unless explicitly stated in writing." |

## Foundation Crack Repair and Pipe Penetration

| **Coverage** | 2 years, free from defects in material: water will not seep through the repaired area and collect on the floor; Epp fixes it with whatever repair it judges suitable to stop the water. |

| **Exclusions** | Void if Epp determines that settlement or bowing of the wall is causing further movement that reopens the repair. Damage to contents is not covered; only the repaired area is. |

## Egress Windows

| **5 year certificate** | 5 years from installation: Epp replaces at its expense any failure caused by its workmanship. **The window and window well are not warranted to be waterproof**, and damage from a leaking window or well is not covered. |
| **25 year certificate** | 25 years from installation: water will not infiltrate the basement through the Egress Window System (the same 5 year workmanship clause is nested inside). Damage caused by water infiltration itself is not covered. |
| **Requirements** | Full payment collected. Which certificate applies is set by the written proposal for each job. |

## Services with no warranty certificate

No certificate or contract clause exists for: crawl space encapsulation, vapor barriers as a standalone product, crawl space or basement insulation, dehumidifiers, sump pumps as a standalone product (manufacturer warranty only), exterior waterproofing membranes, french drains, downspout extensions, surface drains, yard drainage, framing or floor joist work, retaining walls, tiebacks, mold, or any concrete resurfacing. No warranty term should be assumed for these services.

## "By Your Side" Guarantee (process promise, not a coverage term)

The site promotes a "By Your Side" Guarantee: "Foundation repairs shouldn't have to be frustrating. We promise to guide you through each step of the process." It is a service experience promise and is not a warranty on repairs, materials, or workmanship.
